What are the office hours at the Recorder’s Office?
The Recorder’s Office is open from 8:00 a.m. to 5:00 p.m. Monday through Friday except for legal holidays.

What is the cost of maps and copies of documents?
Plat Maps are as follows:
18x18 inches $3.00
24x36 inches $5.00
Photocopies are $.25 each page
Computer printouts are $.25 each page
Certified copies are $5.00 for the certification and $.25 a page for each page being certified
Faxes are $2.00 each plus $.25 a page
Military documents are free

What records are available?
Copies of all recorded documents such as deeds, liens, releases, etc. and maps are available. Survey maps are also available. Records for births, marriages, & deaths are not available in our Office. They are available from the public health department (Birth & Death records) at (435) 896-5451. Marriage records are available at the County Clerk’s office.

What is a parcel or serial number?
It is the number assigned to each piece of property for assessing and taxations purposes. This number is on your tax notice and on our plat maps and is used countywide to identify a piece of property.

What is a title search?
A title search is a record of a piece of property that shows every document recorded on that property since it was patented. It is used to determine the ownership of a property, any liens or encumbrances, easements or problems that may exist with the title on the property.

Can you give me the title to my property and can you tell me if the title is clear?
Your title to your property is the deed you received when you purchased your property. The Recorder’s Office does not keep original recorded documents. They are returned after microfilming. However, you can obtain a copy of that document at our office. Clear title is not determined by the Recorder’s Office. That information comes from a title search done by a title company or an attorney.

Can you tell me what liens I have on my property or if a specific lien has been released?
We do not do lien searches or check on specific liens for you. You can come in and search the records yourself or have a title company do it.

How do I file or remove a lien? How do I change a name on a legal document?
An attorney will be the best source for legal counsel regarding filing liens or getting a lien removed from a property. An attorney or title company can help you to add or remove a name from a piece of property.

How is my property zoned? Can I build on this property?
You need to contact the building department for this information. They can be reached at (435) 896-9262 extension 220.

Where can I get legal forms for deeds, liens, etc.?
Office supply stores may have forms. The Recorder’s Office does not prepare documents or have forms.

Can you help me find an owner with an address?
We only have mailing addresses at this time in our system. If you can come into the office, we will help you find the approximate site address on a map.

What information can the Recorder’s Office give me about a property?
We can give you current ownership, acreage, mailing address and the serial number. We do not have telephone numbers for owners. All information concerning homes or other structures on the property must be obtained from the County Assessor.

What kind of maps do you have?
We have plat maps that show boundary lines, serial numbers, owners name and acreage. We have survey maps.

How long will it take to get my documents returned after they are recorded?
We return documents the week after they are recorded.

Can I combine or split my property?
You can split or combine your property if you want. However, if you want to develop or get a building permit on that property, you must contact the County Planning commission for that information. You can make an appointment with them by contacting the County Clerk’s Office. If the property is inside an incorporated area, contact that city’s administrator.

What water and mining records do you have?
We have water deeds, water right documents, proof of labor, affidavit of work done, and notice of location documents. Additional mining information is available from the BLM. A deputy recorder will show you how to research these documents, but we do not search them for you.

Can I get a copy of my deed or my legal description?
Yes, you can come in and get them from our office.
